San Diego real estate statistics that sold and closed during July 2012 for resale condos, townhomes and detached homes as reported through Sandicor and the San Diego Association of Realtors were as follow:

During July of 2012 we saw a bit of decrease in total sales volume of existing condos, townhomes and detached homes as we aslo saw less new listings on the market. July posted a 10.22% decrease in detached homes and posted a 4.00% decrease in attached (condos, and townhomes) single family properties when compared to total sales of June 2012. Both detached and attached homes posted again a healthy double digit increase in sales volume when compared to those of July 2011.

When comparing those figures with those of July of last year, we see an 18.06% increase in detached homes and a 13.68% increase in condo and townhome closings. Year-to-Date Median sale prices ended up a bit higher from those of July of 2011 for detached homes at $370,000 and again higher for condos and townhomes at $217,000.

As a reminder, the above numbers represent condos and detached homes that closed escrow during the month of July 2012 and have actually been taken of the market during May or June 2012.
