During February 2010 median prices for attached (condos) increased by 2.38% and median prices for detached homes also inceased by 1.64% compared to those of the previous month (January 2010). Median real estate prices in both attached and detached homes have again increased in double ditgits, 16.21% for attached homes and 10.44% for detached homes when compared to those of the previous year (February 2009). Does that mean we saw the bottom last year and now slightly we started seeing an increase in real estate prices in San Diego County? In my opinion, prices that we saw on condos and homes that were sold during January and February of last year that closed in March and April of 2009, were the bottom and we’ll never see them again in San Diego!

The above numbers represent condos and detached homes that closed escrow during the month of February 2010 and have actually been taken of the market during December 2009 or January 2010.
