Comparing the number of total listings sold in number of units in August 2013 to those of July 2013, we see a 2.89% decrease in detached homes and a 0.37% decrease in attached homes (condos and townhomes). Looking the previous year, total sold listings in number of units comparing August 2013 to August 2012, we see a 2.76% decrease in the number of detached homes sold and a 6.59% increase in the number of attached homes sold. Current listings inventory remains an issue in San Diego County as there aren’t enough real estate properties available on the market for buyers.

Median sales price in San Diego comparing August 2013 to July 2013, in single family detached homes we see a 0.41% decrease and a 3.12% decrease in attached homes (condominiums and townhomes). However when looking the prior year comparing median prices of August 2013 to those of August 2012 we see a 23.13% increase in detached homes and a 29.16% increase in condos and townhome median prices.

As a reminder, the above numbers represent condos and detached homes that closed escrow during the month of August 2013 and most have actually been taken of the market during June or July.
