During April we saw a decrease in the total sales volume in existing condos, townhomes and an increase in detached homes when compared to last month. April posted a 7.72% increase in detached homes and posted a 10.94% decrease in attached (condos, and townhomes) single family properties when compared to total sales volume in April 2013. When compared to those in April of 2012, detached homes posted a double digit increase of 26.61% and also attached homes posted a 20.60% increase in total sales volume.
Year-to-Date Median sale prices continue to rise and ended up higher from those in April of 2012 for detached homes at $423,000 a 17.53% increase and again higher for condos and townhomes at $270,000 a 29.65% increase.
As a reminder, the above numbers represent condos and detached homes that closed escrow during the month of April 2013 and most have actually been taken of the market during February or March.
