Wide range of possibilities for use and development. Premium location across from city hall and a short walk to the beach, pier, farmers' market, theaters, Museum of Art, train station, library, city hall, and Oceanside's trendy new restaurants and pubs. The zoning is Commercial Professional (CP). According to the City of Oceanside Planning Department, the property could be exclusively residential, exclusively commercial, or mixed residential-commercial. Per City, height limit would be 50 feet for commercial or mixed use. If exclusively residential, height limit would be 36 feet. Owners believe there would be an ocean view with a second story. The property is listed in a local 1992 "cultural resource survey"; if want to demolish or alter it, City says that it would likely require a routine "Cultural Assessment." Other projects in downtown Oceanside have submitted such reports with no adverse impact on the developments. Buyers should conduct their own due diligence regarding all laws and codes affecting use and development. The property has been used as an office for longer than the current owners have owned it. There was no kitchen installed when they purchased it. However, there is a sizable open space at the rear of the house that is assumed to be the site of the original kitchen. There is also a room at the rear that is assumed to have been laundry or bath. Owners are unaware of the structure of the plumbing behind walls or under the house for purposes of servicing kitchen and laundry. Since owning the property, the current owners have made the following improvements: removed carpet in most of the rooms and had the original wood floors sanded, refinished and repaired; replaced the HVAC unit, includes AC; installed ceiling fans; hand-troweled/textured several of the ceilings; replaced 16 windows with double-hung modern vinyl replacement windows which tilt for easy cleaning; constructed a fence on the west side of the exterior of the property to create a secure and serene private area with a patio; in the bath, constructed a shower enclosure (plumbing to the shower and shower enclosure/tile was not completed); installed new exterior door with new lock set; on west and north sides of the building, installed exterior night/day lighting timed to go on at dark and off at sunrise; installed a security system with multiple motion detectors which is monitored by an outside security company. Owners state that original features include the front window, glass doors for shelving in the front room, some of the interior trim, and many of the interior doors, hardware, and hinges. Buyers and buyers' agents should do their own due diligence with the city as to development potential, zoning, building codes, and other rules and restrictions.
