The fireplace, designed in the Craftsman style with rocks from the property and a few clinker bricks from Berkeley, forms the focal point of the living room. More fine touches are evident in the handcrafted hearth tiles—including inset tiles with incised pinecones—and in the mantel made from oak wood milled on the property. The wood-burning stove insert in the fireplace provides pleasant heat during the colder months. With the Tuff Shed filled with stacked cords of oak firewood and the chimney and fireplace just cleaned last year, the new owner is set to get cozy. In the spacious kitchen, you’ll find a Viking gas range with a griddle in the middle, forming the equivalent of 6 burners. It has recently been maintained with new thermostats and oven burners. The gorgeous floors in the kitchen, living room, and bedrooms are made of solid oak. The sleeping porch’s flooring is fir, while the laundry and bathroom floors are ceramic tile. Solar panels were installed on the roof in 2018 by Sullivan Solar/Solar Edge. Due to solar energy produced and rebates received, the owners have had no electric bills for more than 2 years! Due to incentives, credit still remains on the account. The owners also installed a Tesla electric car charger in 2019; Solare Energy did that work. In 2018, the owners installed 3 Daikin mini-split air conditioner/heater units. Those units do an excellent job of heating and cooling the house without using gas or much electricity. The work was done by Action Air Conditioning and Heating. An electric on-demand water heater in the master bathroom was also recently installed to quickly warm the sink’s water. The garage has plumbing hook-ups for a future bathroom with drains, water, sewer, and vents. All are permitted and part of the original construction. The house has a Culligan Water treatment system that was recently updated. It includes a water softener and a Big Blue tank that filters out metals and chemicals. The local Pine Hills Water Association system is considered top-notch. A gas water heater was installed in December 2019. Cable TV and WiFi connections exist throughout the house and garage. However, the owners installed a small Terk antenna on the front porch that brings in 45 or more stations, eliminating the need for cable TV. Internet service from Zito Media and a smart TV expand the choices. There are two small doors that give access into the large space under the house. Within that space is a storage area that is clean, dry, vented, and lit. The property contains an array of native plants, including Canyon live oaks, Kellogg oaks, California live oaks, Redbud trees, Spice bush, Coulter pines, Mock orange, Viburnum/Snowball bush, and Ceanothus (wild lilac). Every spring, daffodils, narcissus, and iris bloom. A mature apple tree bears fruit annually. The owners also planted medium-sized Jeffrey pines, two Giant Sequoia redwoods, 2, planted by owners, Redbud trees, Spice bush, Carpinteria shrub (rare native only to California) planted by owners.
