Real estate sales in the San Diego County for December 2007 (revised today) for resale attached (condos - townhomes) and dettached single family homes as reported through the San Diego MLS were as follow:

Yesterday, while I was trying to analyze the extremely low number of detached single family home sales that was reported by SDAR (San Diego Association of Realtors) for December 2007, I could not get their numbers to equal those I kept getting through the MLS database while performing custom searches.

You have done your research; have signed a listing agreement with a Realtor; the “For Sale” sign has been installed in your yard or has been placed in your condo’s window and your Realtor has listed the house for sale on the local MLS for a while now… yet your house remains unsold three-four months [...]

Four out of ten (40%) homes that I posted two weeks ago as the best real estate deals that could be found during December among the homes for sale in the San Diego home listings database are already off the market.
