Inside the package were a few pictures that were taken from Erdman Video Systems, Inc during the Hard Rock Hotel’s construction and according to Penny were posted on a site for the investors who had purchased a condo suite at the Hard Rock Hotel for construction monitoring access.<span id="more-63"></span></p>
<p>Besides the pictures, there was also a handwritten signed note and a very long typed letter that she asked me to post experts in this blog along with the pictures from the construction of the Hard Rock Hotel in San Diego.</p>
<p><em><strong>Any claims and opinions on the following note and letter are those of the investor’s who wrote said note and NOT those of George Alexiou, Broker who has posted them at the investor&#8217;s request, neither those of Century 21 All Real Estate and its brokers. All pictures posted here were also provided and notes made are by same investor.</strong></em></p>
<blockquote><p>Developers refused to answer what happened. Then defaulted me and took my money.</p>
<p>A construction person feels that where Hard Rock had put, the structure where it gets pile driven into dirt until it sits on rock that they had stopped before it was on rock and the complex failed.</p>
<p>Concrete did buckle and it looks like they draped it then covered it up quickly.</p>

<p>The following are quotes from the long letter that Penny also included on her package:</p>
<blockquote><p>It is absolutely true, because it came out of the developer’s mouth at their private party, being so many guests were walking down hallways saying is the floor moving.</p>
<p>I myself witnessed a lopsided effect as I walked down the hall, being one side up and the other side down.</p>
<p>Inside my unit the floors were a big issue, baseboards not meeting floor. I slid to the window like a ski slop and the floors waving up and down.</p>
<p>Their memorabilia poster was a $5.00 poster for a Rock Star Suite. What a joke.</p>
<p>Definitely 5th Rock LLC did not deliver what they promised all owners whatsoever.</p>
<p>For owners that put their faith in Hard Rock, were definitely let down. I was told that the studios and one bedroom (condos) were a joke as far as size for the money being spent.</p>
<p>George, my pictures that Hard Rock published over the internet as the complex was being built, clearly show problems and issues with where the cement buckled and gave way. You can see where if you hold the picture sideways, the cement pillar has buckled. It is not a straight line. Follow floors 8, 9, 10, 11 and 12, you can clearly see where the cement waves up and down.</p>

<p>You can clearly see where Hard Rock draped it, to partially cover it and they covered yellow board the next month. Also look to the left of that yellow board.</p>
<p>I had an attorney ask Hard Rock that I be allowed a second opinion, which I was told absolutely not, either on the ground or in my unit.</p>
<p>Being all owners were buying brand new construction as, with no guarantee of quality of construction, I would not close until I had answers on exactly what happened and how was the problem solved.</p>
<p>5th Rock LLC told Jana Martin, at Playground Destinations, to tell me that the sloping was due to the balconies being tied into the hallways. I told Jana Martin, balconies are not tied into hallways, but outside exterior walls. What a joke? Then Jana states well, it’s part truth.</p>
<p>Developers knowing and not disclosing, I feel is 100% wrong.</p>
<p>I seriously hope that all owners come forward with their problems and issues where I hope the media does step in.</p>
<p>Seriously, when I walked down the hallways, I myself almost needed a handicap rail. I felt it was like vertigo.</p>
<p>I have already sent Richard Allen, at channel 8, the pictures. He was going to talk to his director on whether to air (them) or not.</p>

<p>Low interest rates, higher loan limits for FHA and conventional loans, lower priced homes and sales of <a href="http://www.alexiourealty.com/san-diego-foreclosures.php">Foreclosed homes in San Diego</a> reflect an increase of 16.4% in the total number of condo sold and an increase of 17.93% on the total number of detached homes sold in March compared to the previous month. This is the first time in a while that we see a month over month increase in the total number of units sold. Median prices compared to the previous month show a slight increase (1.35%) in condos sold while median price on detached homes sold remained flat.</p>
<p>As a reminder, these numbers represent condos and detached homes that closed escrow during the month of March and have actually been taken of the market during January or February. Sales of <a href="http://www.alexiourealty.com/mlswizard.htm">homes in San Diego</a> are also expected to increase during the next coming months.</p>

			<content:encoded><![CDATA[<p><img border="0" align="left" width="200" src="http://www.alexiourealty.com/sandiego-blog/wp-content/images/san-diego-homes.jpg" alt="San Diego Homes for Sale" height="100" rel=”lightbox” />“<strong>Do you think that now is the right time to buy a home in San Diego?</strong>” That’s the most common question that I get on a daily basis from the many buyers who are currently sitting on the sidelines waiting for the <a href="http://www.alexiourealty.com/mlswizard.htm" title="San diego real estate prices">San Diego real estate prices</a> to further fall.<span id="more-59"></span> I tell them that with prices already low, combined with low interest rates and the <a href="http://www.alexiourealty.com/sandiego-blog/2008/03/06/fha-loan-limits-increased/" title="FHA loan limits in San Diego">new higher FHA loan limits</a> in effect, we have seen an increase on the number of home sales since the mid of January this year which if sustains, prices are going to start rising pretty soon.</p>
<p>As a matter of fact this month I wrote three offers on three different properties which had multiple offers (one of them had 16 offers), some of them several thousands above the list price. Some of those buyers will argue the reports that listen on the news and read on the newspapers which suggest that the San Diego home prices will further fall. For months now the news and the papers have been reporting news that are based on outdated (30-90 days) data. In addition, a story about a falling real estate market will sell more than a story about a stabilizing <a href="http://www.alexiourealty.com" title="San Diego Real Estate">real estate market</a>.</p>
<p>Finally today there is an article (which should be done at least a month ago) on the Forbes magazine about “America’s Riskiest Real Estate Markets” which suggests what we have been saying since February. That real estate prices may start to rise over the next six months.</p>
<blockquote><p>In cities like San Diego, one of five major metros where transactions rose, that&#8217;s good news, assuming it&#8217;s sustained. What makes transaction volume a good indicator is that it shows how easy it is for people to get loans and how much confidence there is in the market. If mortgages are available and buyers have some faith in the value of the home, they&#8217;re more likely to buy.<br />
San Diego&#8217;s present conditions suggest that over the next half-year, prices may start to rise. That&#8217;s because &#8220;there&#8217;s usually a three- to six-month lag between when transactions go up and prices go up,&#8221; says Jonathan Miller, president of Miller Samuel, a Manhattan real estate appraisal firm.<br />
Another good sign for the coming year? Increased credit availability.<br />
We took into account increased Fannie Mae and Freddie Mac (GSE) loan limits. The new legislation will open up credit in markets such as Sacramento and San Diego by boosting the GSE loan limit by 125% of the median price. That&#8217;s a huge deal for San Diego, where 18% of the market will see improved lending conditions, based on projections by Radar Logic, a New York-based real estate research firm.</p>

<p>As early indications had shown (due to increased buyer activity), the total number of <a href="http://www.alexiourealty.com/mlswizard.htm">home sales</a> (units) for February has increased over the previous month by almost 12%, however the median price has dropped by a 1.66% for attached and by a 7.46% over January&#8217;s sales. This increase in the total number of units sold versus the decrease in the median price clearly shows that buyers were mostly after the foreclosure listings and that also home sellers are getting more realistic by pricing their properties according to the market.</p>

			<content:encoded><![CDATA[<p><img border="0" align="left" width="200" src="http://www.alexiourealty.com/sandiego-blog/wp-content/images/FHA.gif" alt="FHA Loan Limits Increased" height="125" />We have all been waiting for some relief to our current <a href="http://www.alexiourealty.com">real estate market</a> conditions, and it arrived today: the new FHA and Fannie Mae- Freddie Mac conforming loan limits have been released by the U.S. Department of Housing and Urban Development (HUD).<span id="more-57"></span></p>
<p><strong>FHA loan limit on single-family residences has been increased to $697,500 in San Diego County!</strong></p>
<p>Today&#8217;s announcement will help to stimulate the market by making it more affordable for many people to access homeownership. It could trigger the very beginning towards stimulating the housing market. Based upon the prices of homes and competitive interest rates, this is a wonderful time for many to &#8220;jump off the fence&#8221; and once again explore the benefits of homeownership. We expect the impact of these loan limit increases on the housing market to be significant because of the infusion of capital into the mortgage market, which should result in lower interest rates across the board. In addition, there will be a direct impact on high-cost areas that previously required borrowers to take out costlier jumbo mortgages.</p>
<p><a href="http://www.alexiourealty.com/sandiego-blog/2008/02/13/bush-signs-into-law-economic-stimulus-package/">HUD was mandated in the Economic Stimulus Act to publish new loan limits within 30 days of the bill&#8217;s signing by President Bush on February 13</a>. As it stands right now, the new limits are scheduled to expire at the end of the year so now is the time to act.</p>
<p>We look forward to doing our part to help our fellow San Diegans to purchase their home by taking advantage on these higher FHA loan limits.</p>

			<content:encoded><![CDATA[<p>This morning I received a call from an investor who had purchased one of the Hard Rock Hotel’s suites in San Diego. The investor sounded very frustrated with the developer and its current policy to not allow outside <a href="http://www.alexiourealty.com/">Realtors</a> to resell properties that current owners want to be sold claiming that this policy is against the property owner’s best interests.<span id="more-56"></span></p>
<p>The investor also claimed that the developer, <a href="http://www.alexiourealty.com/sandiego-blog/2007/12/10/hard-rock-hotel-san-diego-condos/">5th Rock, LLC does not allow any outside Realtors to resell the Hard Rock Hotel Condos</a> in order to avoid any bad publicity from the many unhappy owners who want out of a “bad investment”. The investor also claimed the existence of construction defaults on the top five floors of the Hard Rock Hotel in San Diego.</p>
<p>Keep tuned on this as I will post the story as soon as the investor will provide me with additional information and pictures that according to her prove the construction defaults.</p>

About one in 166 children are diagnosed with Autism. The purpose of this 5K run/walk and 1 mile fun walk is to raise funds for programs and services for autistic children in San Diego. Families, teams, and individuals are encouraged to participate.<br />

Residents of Rolando can meet their neighbors at this festival that promotes a community unity. Amid musical entertainment, there will be a rock climbing wall, amusing rides, and many booths offering food, merchandise, educational material, and information about health services.<br />

<p><strong>Mar. 30 - Persian New Year Nature Day</strong><br />
A Persian culture picnic that celebrates nature takes place on the 13th day of the Iranian calendar. On our calendar, that would be today! In celebration to be in harmony with nature, families are encouraged to bring a picnic lunch and socialize outdoors. There will also be DJ music and dancing.<br />
