It’s the time of the month again when the San Diego real estate statistics for the previous month are out and ready to be reported to you.

Total Homes Sold in San Diego

Comparing month over month (October 2013 to September 2013) for total number of home listings sold in the San Diego County during October we had had an increase of 9.4% in single family detached homes and a 4.8% increase in total sales for attached condos and townhomes.

The main reason for this month over month increase in the total number of San Diego home sales for October 2013 is an increase in the new home listings inventory. For example, back in March of this year we had a very low number of about 3,000 listings and now we got it back up to about 7,000 listings inventory.

Afterall, we need to have available listings inventory in order to keep properties moving… don’t we?

When comparing year over year (October 2013 to October 2012) for total number of listings sold, we had an 8.0% decrease in single family detached homes and a 7.0% increase in attached condos and townhomes.

Median Home Sales Price in San Diego

For median sales price, when comparing month over month (October 2013 to September 2013), median price went down by 2.4% for single family detached homes and also down by 3.0% for attached condos and townhomes.

As I mentioned above, an increase in new listings inventory not only means more and better home selection for the buyers but it also means that buyers can negotiate a better purchase price when buying a home.

Comparing year over year (October 2013 to October 2012), median sales price is up by 18.8% for single family detached homes and also up by 20.3% for attached condos and townhomes.

October’s numbers are pretty much in line with what we expected to see so far for this year.

Finally, as we are getting close to the end of the year, 2013 is going to go in the books as a pretty good year for the San Diego real estate and it could be setting the stage for the next year.
