San Diego real estate statistics that sold and closed during July 2013 for resale condos, townhomes and detached homes as reported through Sandicor and the San Diego Association of Realtors were as follow:

While available inventory continues to decrease, during May this time we saw increases in the total sales volume in both existing condos, townhomes and in detached homes when compared to last month. July posted a 2.75% increase in detached homes and posted a 10.38% increase in attached (condos, and townhomes) single family properties when compared to total sales volume in June 2013. When compared to those in July of 2012 detached homes posted a very healthy double digit increase of 33.78% and also attached homes posted a 60.57% increase in total sales volume.

Year-to-Date Median sale prices continue to rise and ended up higher from those in July of 2012 for detached homes at $447,000 a 20.81% increase and again higher for condos and townhomes at $288,000 a 32.71% increase.

As a reminder, the above numbers represent condos and detached homes that closed escrow during the month of July 2013 and most have actually been taken of the market during May or June.
