January mostly reflects sales during the slow holiday season so as expected the year starts with a decrease in the total sales volume in both existing condos, townhomes and detached homes when compared to last month. January posted a 29.29% decrease in detached homes and posted a 27.82% decrease in attached (condos, and townhomes) single family properties when compared to total sales volume in December 2012. However, when compared to those in January of 2012, detached homes posted again a double digit increase of 25.42% and also attached homes posted a 26.44% increase in sales volume.

Year-to-Date Median sale prices ended up higher from those of January of 2012 to start the year for detached homes at $390,000 an 11.74% increase and again higher for condos and townhomes at $245,000 an 16.66% increase.

As a reminder, the above numbers represent condos and detached homes that closed escrow during the month of January 2013 and most have actually been taken of the market during November or December 2012.
