2013 was one of the best years for San Diego real estate in a long time. During the year We saw some positive numbers as far as home prices, supply of homes inventory and an increased number of transactions as well.

Because of the appreciation of home prices people are now in a position that now have enough equity on their homes that they can move up to their dream home. The increase in the home inventory is also a great opportunity to the first time home buyers because now besides having a greater selection of homes to chose from, more inventory means that they won’t be competing again several other offers when they are making their offer.

Home Sales Remained Steady in December 2013

The total number of sold homes in San Diego County for the month of December 2013 when compared to the previous month (November 2013) remained steady. We had a 1.1% decrease in sold listings for single family detached homes and a 6.3% increase in attached condos and townhomes.

Compared to the previous year, December of 2013 to December of 2012, the total number of listings sold remained slow. We had a 20.6% decrease in sold listings for single family detached homes and a 9.8% decrease in attached condos and townhomes.

Median Home Prices Remain Steady in December 2013

Median home prices keeping the year’s pace, remained steady in December. Comparing this month to the previous month we had a 2% increase in median sales price for single family detached homes and a 3.2% decrease in median sales price for attached condos and townhomes.

Comparing this month’s numbers to those of a year ago, we had a 14.3% increase in median sales price for single family detached homes and an 18.6% in median sales price for attached condos and townhomes.
