San Diego Homes Buyer tips – Home Inspections

Having your new home inspected prior to finalizing your purchase agreement is a great idea and it is highly recommended! Just a few hundred, the cost for the home inspection, not only can give you peace of mind but could possibly save you thousands in unforseen costs from an existing condition that a professional home inspector would warn you about.

Site inspection

Among other inspections, a professional home inspector will perform the following inspections to your new real estate purchase:

  • Site inspection: Inclination, landscaping, exposure to sun and winds.
  • Foundation: Wet ground, water damage on the floor, any cracks.
  • Outside: Cracks in the walls, condition of siding or exterior paint, condition of roof, gutters and downspouts.
  • Electrical system: Fuses, amperage, function test, smoke detectors, home security system.
  • Heating and cooling: Air-condition unit, heating system, fans, ducts and vents.
  • Appliance functioning: Refrigerator, washer and dryer, dishwasher, ovens, water heater.
  • Plumbing: Water pressure, any water leak, insulation on water pipes against cold weather.
  • Sewage system: Toilets flush smoothly, condition of pipes.

Roof inspection

Roofs have a life expectancy of 25 years. However, you may need to replace in about 15 years if you do not have ideal weather conditions in your area.

  • Tiles or shingles in place, (not curled, cracked, or broken).
  • Check for signs of roof leakage and possible water damage in the attic.
  • A roof is quite expensive to repair. Check its status carefully.

Foundation inspection

  • No major cracks on the floor.
  • Floor should be even everywhere (get a ball and let it roll!)
  • Doors should open and close freely.
  • Support beams strong (no cracks), no termite damage.
  • No standing water in foundation.
  • Don’t buy any property having structural and elevation problems.
